The small print

Printed larger than usual, because we have nothing to hide except a croissant habit.

Not financial
advice. Just bread.

What is this?

On 12 October 2026, property investor Samuel Leeds told his followers to “Follow Gail’s”: if GAIL’s opens a bakery somewhere, they’ve already done the market research for you. We thought that was a brilliant idea, so we built the thing. It is the Chick-fil-A effect, with better sourdough.

Is it true? Maybe. GAIL’s might pick areas that are about to boom, or areas that already have. Each bakery page shows Land Registry sold prices from before and after it opened, so you can make up your own mind (and then go and get a cinnamon bun).

How it works

  • The bakeries come from GAIL’s own store finder. We worked out when each one appeared using 20 old copies from the Internet Archive, plus local news. “Coming soon” sites come from the local press, and each one links to its sources.
  • The homes (11,262 of them: Rightmove 7,550, OnTheMarket 3,712) are the newest adverts within ½ mile of each bakery. We keep the headline facts (price, beds, type, distance, when it was listed) and send you to the original advert. No photos or descriptions are copied. Zoopla gets a link to its own search.
  • Walking time is straight-line distance × 1.25 for real streets, at 80 m a minute. Ten minutes is roughly 640 m, or one pain au chocolat at a leisurely pace.
  • Sold prices are HM Land Registry Price Paid Data: standard residential sales, medians by postcode sector or district. They lag by a few months, and a run of flats can drag a median down, so treat them as context, not prophecy.
  • News is from Google News search feeds. We keep the headline and link, and write our own one-line summary.

Key stats (for the press)

The Gail’s Effect: an unofficial, tongue-in-cheek property finder that follows GAIL’s openings. Numbers as of 13 October 2026:

  • 13 new GAIL’s opened in 2026 so far; 19 in roughly the last 12 months

  • 11,262 homes for sale or to rent within ½ mile of a GAIL’s (about 55 per bakery)
  • Cheapest croissant commute: GAIL’s Birmingham New Street, median asking £150,000

What this isn’t

  • Not GAIL’s. This is a fan spoof. It isn’t affiliated with or endorsed by GAIL’s (Bread Holdings Ltd) or Samuel Leeds. The logo is theirs, and it’s here as a loving parody.
  • Not advice. Not financial, investment or bakery advice. Correlation is not causation, and medians are noisy.
  • Not live. Homes were last checked on 13 October. The portal is always the source of truth. 1 bakery returned no homes within ½ mile (it’s in a retail park).

Privacy

  • Waitlist. If you join, we store your email, the bakery you picked (if any), when you signed up, and a one-way hash of your IP address to stop spam. It’s kept on Cloudflare (EU location hint) by James Brooks, and used only to tell you when daily alerts launch. It’s never sold or shared.
  • Leaving. Every email has a one-click unsubscribe link, or message @jamesbrooksco and you’ll be deleted.
  • Analytics. We use self-hosted PostHog to see which pages people use, including anonymised session recordings. No ads, no tracking across other sites.
